A timeshare allows you to use a vacation home for a limited time, usually a week, at the same time each year in the same place. While this vacation option works for some consumers, it may not be the best option for you.
Before you buy a timeshare, consider these tips:
- Beware of hard pressure sales tactics. Don’t be pressured into making a hasty decision. Timeshare presentations can go on for hours if you don’t buy right away in the hopes that you’ll get worn down. Do not sign papers under pressure. Take the contract home, read it carefully and think it over.
- Don’t buy as an investment. It can be very difficult to resell a timeshare. Only buy if you plan to use it, and not as an investment. If you like the property and would enjoy vacationing there, or if you think you’ll join a trade program that will allow you to swap your timeshare, then it may be a good purchase for you.
- Know your right to cancel. Many states allow a period of time for you to cancel your timeshare purchase. North Carolina allows five days but only if the contract is signed in this state. If you buy a timeshare in another state, be sure to ask if there is a cancellation period. If you decide to cancel, notify the timeshare company in writing within the time period specified by law. Send your cancellation by certified mail so that you have proof of sending it. Get it postmarked before midnight of the last day of the cancellation period.
- Consider extra costs. In addition to the purchase price, the buyer is usually required to pay annual maintenance dues which can go up each year. There may also be unexpected costs for improvements or repairs to your property.
